The project is a mixed-use development that integrates, commercial spaces, offices and residential lofts. It seeks to introduce a new typology to the area by conceptually weaving the above programs into a cohesive system connected by a dynamic vehicular circulation.
Instead of separating the multistory carpark (required by building law), the design intentionally wraps it around the commercial block, thus extending the urban street vertically on several floors, creating a seamless connection that enhances functionality. This approach allows the retail spaces on the upper floors to directly benefit from this integration, providing them with convenient road access and parking, thereby improving exposure and user experience.
The office floors are designed with a flexible layout, made possible by the gridded structural system. This allows for a wide range of office sizes, from 100m² units to full-floor configurations punctuated by small balcony boxes that project from the glass curtain wall.
The loft apartments on the upper floors are designed around a central courtyard featuring a pool, gym, and greenery. This layout confers upon it the characteristics of an “elevated neighborhood” with its communal spaces while preserving privacy.
